Your first questions
A little clarity,
to get started.
Real estate plans often come with plenty of questions. Let's take the time to clarify things, understand the steps and move forward with confidence, one decision at a time.
Buying a home: the steps
An overview of the steps, to be adapted to the property and the conditions set out in the signed documents.
Review your plans and budget
Let's meet to discuss your needs, preferred areas, timeline and questions. A mortgage pre-approval helps establish a realistic budget.
Choose your representation
If you would like to be represented by a broker, we will discuss the Exclusive brokerage contract – Purchase (CCA) : its scope, term and remuneration. Take the time to read and understand the contract before signing it.
Search for and visit properties
We refine your criteria, arrange visits and review the available information and documents for properties that interest you.
Submit a promise to purchase
To make an offer, the OACIQ Promise to purchase (PA) form sets out the price, inclusions and exclusions, deadlines and conditions, among other details. The seller may accept it, reject it or make a counter-proposal.
Follow up on conditions and meet deadlines
Depending on the promise to purchase, this may include a pre-purchase inspection, obtaining financing and reviewing documents. Each condition must be followed up within the contractual deadline.
Sign with the notary and take possession
The notary prepares the deed of sale and formalizes the transfer of ownership. You take possession on the agreed date.
Selling a home: the steps
Support from our first conversation to signing with the notary.
Meet with a broker and prepare to sell
We review your goals, timeline, property features and the documents to gather.
Agree on the brokerage mandate
If you choose a broker to sell your property, the Exclusive brokerage contract – Sale (CCVE) sets out the mandate, its term and remuneration, among other details. Read the terms and have your questions answered before signing.
Complete the seller's declarations
The OACIQ form Declarations by the seller of the immovable (DV) gathers known information about the property. It must be completed carefully and updated as needed.
Prepare and market the property
We agree on the property's positioning and marketing strategy, prepare the property and arrange visits.
Review offers and reach an agreement
Your broker presents the promises to purchase received and their conditions. You may accept, reject or make a counter-proposal. An agreement results from the accepted offer, in accordance with the signed documents.
Follow up on conditions and sign with the notary
The conditions in the promise to purchase, such as the inspection or the buyer's financing, are followed up within the deadlines. The notary prepares the deed of sale; possession is transferred on the agreed date.
What should you check before buying land?
Before buying land, several factors deserve particular attention: zoning and permitted uses, building potential, access to the property, municipal services, water supply, septic systems, servitudes and environmental constraints, including flood zones, wetlands and shoreline buffer strips.
My role as a real estate broker is to support you through these checks, help you obtain the necessary information from the relevant authorities and direct you to the appropriate professionals. The goal is to help you move forward confidently, with a clear understanding of the land's possibilities and constraints.
